THE LEXUS NEWSLETTER FOR JULY 2008

Last June 21, 25 and 28, 2008 we met with our Local Licensed Real Estate Brokers of Pampanga to update them regarding the Lexus Hotel / Condos through a project presentation, which was presented by our Ms. Lerma L. Carbon, Executive Assistant of The Lexus Landholdings Group Inc. In this presentation, it was discussed specifically what The Lexus Hotel / Condos can offer compared to other condominium buildings. It emphasized the fact that we have the very best facilities and amenities available, wherein a condo unit owner would have unlimited access to our full hotel services, which is not commonly seen in other condominium buildings.

The presentation was held at our showroom which showcased the mock up design of a one-bedroom unit (pictures displayed under Media section). Each of the meetings lasted for approximately 3 hours and the Lexus staff truly appreciated this opportunity to meet the Brokers who will be working with us. This time was spent viewing a powerpoint presentation, a question and answer session and it finished with an opportunity for the Brokers and Lexus staff to have a casual chat over some delicious snacks and coffee. In the Real Estate business, specifically Condominium properties, in order to be introduced to the market, whether local or international, Licensed Real Estate Brokers (also called REALTORS®) play a vital role. Through them, clients are assured of choosing the right property because of the Brokers' keen observation with regards to the real estate law in the Philippine Islands. The above mentioned groups of brokers / realtors are under The Philippine Association of REALTORS® Boards, Inc.(PAREB) which is a 45-year old umbrella organization of 39 local constituent boards from Luzon, Visayas and Mindanao. Its membership is comprised of duly licensed real estate brokers, many of whom are also licensed appraisers, licensed real estate consultants, property developers and builders, and practitioners of other professions as well. PAREB is the exclusive international affiliate of the National Association of REALTORS® (NAR) U.S.A. in the Philippines. And, by virtue of an International Agreement, its members have the exclusive right to use the patented trademark logo and name "REALTOR®" in the country.

The Lexus Landholdings Group Inc., has a great respect for our dear REALTORS® for they have been the strong foundation of the real estate business all over the world. REALTORS® are bound by a strict code of ethics and they have devoted much time and effort to learn the processes involved in real estate dealings. Frequently, buyers and sellers, unwilling to spend the pesos to get a Broker's opinion, have learned, too late, that they should have consulted a professional. Because they lacked the information, not only did they end up spending more but had to deal with the frustration of delays, documentation difficulties, and unfortunately some have even ended up in the local court house facing suit. In this regard, the Lexus management would like to extend its great appreciation to our REALTORS® for attending and submitting their accreditation for the selling of our project, The Lexus Hotel / Condos.

This shows that the Lexus management is always looking after our prospective clients and/or unit owners' protection and interest. By accrediting our REALTORS®, it only proves that we have a legitimate project and professional assistance in providing an investment to an interested party.
